1. Agreement

These terms apply when you use the Blessing Properties L.L.C website and app (“the site”). By using the site, creating an account or sending an inquiry, you agree to them and to our Privacy Policy. If you do not agree, please do not use the site.

2. Property information

• Listings, photos, prices (in UAE Dirham, AED), availability, features and permit numbers are provided in good faith and are for information only. They are not an offer or a contract.
• Details can change or become out of date, for example when a property is rented. Please confirm the current price, terms and availability with us before you rely on them or pay anything.
• We do not ask you to pay through this site. Only pay against a written agreement and a receipt from an authorised representative of Blessing Properties L.L.C.

3. Inquiries

When you send an inquiry, you allow us to contact you about it by email or phone. You will receive an automatic acknowledgement with a reference number: quote it in later messages. An inquiry does not reserve a property.

Please give accurate contact details. Do not submit false, misleading or unlawful content.

4. Your account

• You must give accurate information and confirm your email address through the link we send.
• Keep your password secret and tell us at once if you think someone else has used your account. You are responsible for activity under your account.
• We may suspend or close accounts that break these terms or put the site or other people at risk.

5. Acceptable use

You agree not to:

• use the site for anything unlawful, or to send spam or bulk unsolicited messages;
• try to break, overload or gain unauthorised access to the site, its accounts or its data;
• copy the site’s listings or content in bulk (scraping) or use it to build a competing service;
• pretend to be someone else or to work for Blessing Properties L.L.C.

6. Our content

The site’s design, text, logo, photos and videos belong to Blessing Properties L.L.C or its licensors and are protected by law. You may view and share individual listings for personal, non-commercial use, but you may not otherwise copy or reuse them without our written permission.

7. Third-party services and links

The site uses or links to services we do not control, such as maps, video and social platforms, and Google or Facebook sign-in. Their own terms and privacy policies apply to your use of them, and we are not responsible for them.

8. Availability

We try to keep the site available but cannot promise it will always be error-free or uninterrupted. We may change, pause or remove features at any time, for example for maintenance.

9. Liability

To the extent the law allows, Blessing Properties L.L.C is not responsible for loss caused by relying on information on the site, by the site being unavailable, or by third parties. Nothing in these terms limits liability that cannot be limited under UAE law.

We may update these terms. The date above shows the latest version. If you keep using the site after a change, you accept the updated terms.

12. Governing law

These terms are governed by the laws of the United Arab Emirates, and the courts of the UAE have jurisdiction over any dispute, without limiting any rights you have under mandatory consumer law.
